Due Diligence

Go Global Investments' role:

We never knowingly provide false information about a property or development. However most of our information is provided by the seller/developer, and we make no guarantee or warranty as to the accuracy of this information.

That said, it is in both your interest and Go Global Investments' interest that the information we provide is accurate and not misleading in any way. So, Go Global Investments will endeavour to 'sense check' all information and figures. For example, with proposed rental yields we will usually check whether the forecast rental payment and occupancy rate is realistic – perhaps by comparison with existing properties in the same area. We usually, conservatively, highlight projected rental yields at the lower end of the range given to us by the developer – we find that a little extra conservatism at the outset of a client relationship leads to a higher chance of a longer and happier relationship. Then you are likely to do more business with us, and also to say good things about us to others.
Where possible, we will also help guide you through every stage of the process. This includes, but isn't limited to, acting as intermediary should any problems arise with your purchase, or liaising with any third parties, such as lawyers, on your behalf.

Go Global Investments never hold any of your monies - all reservation fees, stage payments and completion payments are held in the relevant and appropriate bank account for your purchase. Typically this account will be specifically created by the developer, for the development your unit(s) are purchased in, and is designed to create appropriate protection and segregation of your monies. Your lawyer should be able to provide exact details of your protections for each specific development.

Your role:

Go Global Investments strongly recommends that you take independent legal advice about your purchase. You are free to use lawyers of your choice, but we can also recommend suitable lawyers to you – note that we do not receive payment from any lawyers for making an introduction.

You should make all necessary enquiries to ensure that the property is suitable for your needs and is as described to you.

It is your responsibility to ensure that you can meet all costs associated with your property purchase, for example having the funds in place for any stage or completion payments

Any contract you enter into will be between you and the vendor. Go Global Investments are not part of that contract and therefore not responsible for any breach of that contract.
